A landmark mixed-use commercial building in Swayambhu, Kathmandu — designed to honour the sacred cultural context of its location through a bold reinterpretation of traditional Newari architecture. Rising six storeys above street level, the building integrates heritage craftsmanship, contemporary glazing, and active streetfront commercial space into a cohesive urban presence that respects its surroundings while serving modern commercial demands.
Heritage façade
Exposed terracotta brick cladding wraps the full height of the structure, accented by warm dark timber framing, traditional tiled cornice bands, and a signature projecting Newari window bay with ornamental carved timber arches — one of the most distinctive and culturally resonant architectural features in contemporary Kathmandu building design.
Contemporary integration
Full-height curtain glazing panels alternate with brick and timber across the upper floors, allowing natural light deep into the building while maintaining the heritage vocabulary. A broad overhanging timber pergola roof crowns the structure — referencing traditional Nepali pagoda roof forms at contemporary scale.
Streetfront activation
The ground and first floors feature a glazed commercial frontage with a traditional timber canopy entrance, raised planter beds with low hedging, and pavement-level outdoor café seating — activating the street edge and creating an inviting public interface between the building and the Swayambhu neighbourhood.
Located near one of Nepal's most sacred UNESCO World Heritage sites, the Swayambhu Commercial Building sets a standard for heritage-sensitive commercial architecture in Kathmandu. It proves that modern mixed-use buildings can contribute to — rather than compete with — the cultural and architectural identity of their surroundings.
